Prioritizing dynamic capabilities for digital transformation: An AHP approach in Chinese property management companies

Abstract
In the digital economy, companies increasingly rely on dynamic capabilities to support digital transformation. This study examines property management companies in China and applies the Analytic Hierarchy Process (AHP) to prioritize three dynamic capability dimensions—sensing, seizing, and transforming. These dimensions comprise 7, 7, and 11 secondary capabilities, which are further divided into 17, 15, and 28 sub-capabilities, respectively. The results show that proactive-driven sensing, strategic agility, and creating a unified digital infrastructure are the highest-priority capabilities, highlighting the importance of opportunity recognition, flexible decision-making, and system integration in supporting effective digital transformation. These findings improve the understanding of the hierarchical structure and relative importance of dynamic capabilities in property service-intensive industries and provide practical guidance for property management companies in resource allocation, process optimization, and the phased implementation of digital initiatives.
